   Oak Porches

Do I need planning permission for an oak porch?

In most cases, no. A porch usually falls under permitted development if it is:

  1. Under 3m high
  2. Under 3m² in floor area
  3. At least 2m from boundary and highway. However, listed buildings and conservation areas may require permission. We will always advise before any work begins.

How much does an oak porch cost?

      Typical supply & installation prices:

  1. Small open oak porch up to 1.4m in width ---> £2,500 – £4,500.
  2. Large porches or enclosed oak porch with glazing ---> £5,000 – £12,000+  (with fitting).

Every project is priced individually, and final cost depends on:

  •       Oak size & detailing
  •       Brickwork required
  •        Roofing type
  •        Groundwork

       How long does installation take?

Most oak porches are completed within:

  • 2-3 days for structure only
  • 4 - 7 days if brickwork and glazing included.

      Does oak need maintenance?

Oak is naturally durable. Over time it will silver naturally. Here are some maintenance options:

  • Leave untreated for natural ageing
  • Apply UV oil to retain golden tone
  • Clean annually

If a porch is made from premium engendered oak, it is usually already treated with outdoor varnish.

We always advise based on exposure + preference + type wood used.

       Staircase Cladding (Oak Stair Renovation)

Can you clad over my existing staircase?

Yes — in most cases we can install solid oak treads and risers over your existing staircase without removing it.

       This avoids:

  •        Major demolition
  •       Structural alterations
  •       Excessive dust

How much does staircase cladding cost?

      Typical mid-range investment:

  1.       Straight staircase £2,500– £4500
  2.       With glass balustrade £4,500 – £8,000

      Cost depends on:

  •       Number of steps
  •       Glass or spindle choice
  •        Landing finishes
  •       Under-stair storage integration

How long does stair cladding take?

Most stair renovations take 2–4 days. You can usually still use the stairs during the process.

      Do you offer under-stair storage?

Yes. We design bespoke oak drawers and hidden storage systems to integrate seamlessly into your staircase.

       Oak Extensions

How much does an oak extension cost?

        As a general guide:

  1.         Small oak garden room (10–20m²): £35,000 – £60,000
  2.          Larger oak framed extension: £60,000 – £120,000+

        Cost depends on:

  •         Glazing specification (frame-less / triple glazed)
  •         Foundation type
  •         Roofing (solid, lantern, roof windows)
  •         Insulation level
  •          Internal finishes

We provide detailed breakdowns before starting any work.

Do you handle foundations and structural work?

          Yes — we manage:

  •           Groundworks
  •           Concrete slab & insulation
  •           Brickwork
  •          Steel installation (if required)
  •          Full build to completion

How long does an oak extension take?

Typical build time is 6–12 weeks depending on size and complexity.

Is oak suitable for UK weather?

Yes. Properly-detailed oak structures should last decades, we use correctly seasoned oak and traditional joinery techniques.
