Oak Porches
Do I need planning permission for an oak porch?
In most cases, no. A porch usually falls under permitted development if it is:
- Under 3m high
- Under 3m² in floor area
- At least 2m from boundary and highway. However, listed buildings and conservation areas may require permission. We will always advise before any work begins.
How much does an oak porch cost?
Typical supply & installation prices:
- Small open oak porch up to 1.4m in width ---> £2,500 – £4,500.
- Large porches or enclosed oak porch with glazing ---> £5,000 – £12,000+ (with fitting).
Every project is priced individually, and final cost depends on:

How long does installation take?
Most oak porches are completed within:
- 2-3 days for structure only
- 4 - 7 days if brickwork and glazing included.
Does oak need maintenance?
Oak is naturally durable. Over time it will silver naturally. Here are some maintenance options:
- Leave untreated for natural ageing
- Apply UV oil to retain golden tone
- Clean annually
If a porch is made from premium engendered oak, it is usually already treated with outdoor varnish.
We always advise based on exposure + preference + type wood used.

Can you clad over my existing staircase?
Yes — in most cases we can install solid oak treads and risers over your existing staircase without removing it.
This avoids:
